Water is coming in near the ceiling but the roof looks fine. What is it?
On a bungalow it is usually not the tiles. The common causes are a rusted valley where two roof planes meet, a gutter or downpipe blocked with leaf litter so water banks up over the edge of the tiles, or a box gutter that has lost its fall. All three let water in a long way from where the stain appears inside, which is why patching the ceiling end never works. We find where it is getting in first.
My bungalow still has its original terracotta roof. Do you work on those?
Yes. Allan is registered for roofing and stormwater under licence 47581, which you can check on the Victorian public register. On an original terracotta roof most of the work is the plumbing around the tiles rather than the tiles themselves: valleys, flashings, gutters, downpipes and where they meet the stormwater line.
